6.Obligations of Party A 1.甲方须按时将房屋及附属设施(详见附件)交付乙方使用。
1)Party A will provide the premises and attached facilities(see the appendix of furniture list for detail)on schedule to Party B for using.2.房屋设施如因质量原因、自然损耗、不可抗力或意外事件而受到损坏,甲方有修缮并承担相关费用的责任。如甲方未在两周内修复该损坏物,以致乙方无法正常使用房屋设施,乙方有权终止该合约,并要求退还押金。
2)In case the premise and attached facilities are damaged by quality problems, natural damages or accidents, Party A will be responsible to repair and pay the relevant expenses.If Party A can‘t repair the damaged facilities in two weeks so that Party B can’t use the facilities normally, Party B has the right to terminate the contract and Party A must return the deposit.3.甲方应确保出租的房屋享有出租的权利,如租赁期内该房屋发生所有权全部或部分转移、设定他项物权或其他影响乙方权益的事件,甲方应保证所有权人、他项权利人或其他影响乙方权益的第三者能继续遵守本合同所有条款,反之如乙方权益因此遭受损害,甲方应负赔偿责任。
3)Party A will guarantee the lease right of the premise.In case of occurrence of ownership transfer in whole or in part and other accidents affecting the right of lease by party B.party A shall guarantee that the new owner, and other associated, third parties shall be bound by the terms of this contract.Otherwise, Party A will be responsible to compensate party B‘s losses.4.甲方应为本合同办理登记备案手续,如因未办理相关登记手续致该合同无效或损害乙方租赁权利,应由甲方负责赔偿,且甲方应承担该合同相关的所有税费。4)Party A must register this contract with the relevant government authority If not doing so resulting that this contract is invalid or Party B‘s right of leasing may be damaged, Party A should take the all responsibilities.Party A should also bear the all the relevant taxes
七、乙方义务
7.Obligations of Party B 1.乙方应按合同的规定按时支付租金及押金。
1)Party B will pay the rental and the deposit on time.2.乙方经甲方同意,可在房屋内添置设备。租赁期满后,乙方将添置的设备搬走,并保证不影响房屋的完好及正常使用。
2)Party B may add new facilities with Party A‘s approval.When this contract expires, Party B may take away the added facilities without changing the good conditions of the premises for normal use.3.未经甲方同意,乙方不得将承租的房屋转租或分租,并爱护使用该房屋如因乙方过失或过错致使房屋及设施受损,乙方应承担赔偿责任。3)Party B will not transfer the lease of the premises or sublet it without Party A‘s approval and should take good care of the premises.Otherwise, Party B will be responsible to compensate any damages of the premises and attached facilities caused by its fault and negligence.4.乙方应按本合同规定合法使用该房屋,不得擅自改变使用性质。乙方不得在该房屋内存放危险物品。否则,如该房屋及附属设施因此受损,乙方应承担全部责任。
4)Party B will use the premises lawfully according to this contract without changing the nature of the premises and storing hazardous materials in it.Otherwise, Party B will be responsible for the damages caused by it.5.乙方应承担租赁期内的水、电、煤气、电话费、收视费、一切因实际使用而产生的费用,并按单如期缴纳。5)Party B will bear the cost of utilities such as telephone communications, water, electricity and gas on time during the lease term.八、合同终止及解除的规定
8.Termination and dissolution of the contract 1.乙方在租赁期满后如需续租,应提前一个月通知甲方,由双方另行协商续租事宜。在同等条件下乙方享有优先续租权。1)Within one month before the contract expires, Party B will notify Party A if it intends to extend the lease.In this situation, two parties will discuss matters over the extension.Under the same terms Party B has the priority to lease the premises.2.租赁期满后,乙方应在 日内将房屋交还甲方;任何滞留物,如未取得甲方谅解,均视为放弃,任凭甲方处置,乙方决无异议。
2)When the lease term expires, Party B will return the premises and attached facilities to Party A within days.Any belongings left in it without Party A's previous understanding will be deemed to be abandoned by Party B.In this situation, Party A has the right to dispose of it and Party B will raise no objection.3.本合同一经双方签字后立即生效;未经双方同意,不得任意终止,如有未尽事宜,甲、乙双方可另行协商。
3)This contract will be effective after being signed by both parties.Any party has no right to terminate this contract without another party’s agreement.Anything not covered in this contract will be discussed separately by both parties.九、违约及处理
9.Breach of the contract 1.甲、乙双方任何一方在未征得对方谅解的情况下,不履行本合同规定条款,导致本合同中途终止,则视为该方违约,双方同意违约金为 ___ 元整,若违约金不足弥补无过错方之损失,则违约方还需就不足部分支付赔偿金。

西部高山区:落基山、海岸山、内华达山等组成科迪勒拉山系北段;山脉盆地 高原相间;
位于美洲板块与太平洋板块交界处,多火山地震,年轻,海拔高。(多4000m以上高山)东部高原山地区:拉布拉多高原、阿巴拉契亚山地,古老,海拔较低。(多1000m以下)中部平原区:中央大平原,北部多冰蚀湖,南部密西西比河平原 三:气候
温带大陆性气候为主;特征:冬冷夏热,降水较少,夏雨稍多。地形对北美气候影响较大
1.海岸山脉紧逼着太平洋沿岸,迎风坡地形雨丰沛。但是,海岸山脉阻挡了太平洋上的暖湿西风向东深入,限制了温带海洋性气候和地中海气候向东延伸,使上述二种气候呈南北向带状分布于沿海地区。山间高原盆地由于地形闭塞,海洋水汽难以进入,因此,气候干旱,呈现出荒漠的景象。
2.东部山地西北坡面迎冬季西北风,常造成大雪;东南坡面对大西洋水汽产生抬升作用,造成地形雨。但因东部高低缓,连续性差,冬季干冷的西北风可影响到东海岸,夏季从大西洋的暖湿气流亦可越过高地,进入内陆。
3.中部平原地区气温、降水季节变化最大,大陆性较强。这是因为中部平原地势低平,贯通南北,致使南北气流畅通无阻。冬季极地冷气团可长驱南下,骤然降温,形成大风和寒潮天气。夏季来自墨西哥湾的热带暖气团可自由北上,使本区普遍暖热。中部平原在冷暖气团交替控制之下,形成气温、降水季节变化据烈、大陆性较强的温带大陆性气候。北美洲年降水量的空间分布特征 从东南向西北递减,到太平洋沿岸又增多
形成原因
1、东部山地低缓,对大西洋的湿润气流阻挡不显著,降水由沿海向内陆递减;
2、来自太平洋的湿润气流受高山阻挡,在迎风坡形成丰富降水,且沿岸有暖流流经增温增湿 四:河湖
1:密西西比河:发源于美国西北的落基山脉,由北向南纵贯美国大平原,最后在北纬30度,东经90度注入墨西哥湾,支流众多,呈不对称的树枝状水系,东侧支流少,流域面积小;西侧支流多,流域面积大。是世界上第四大河。
2:圣劳伦斯河:五大湖的出水道,流域内降水较丰沛,加上有五大湖调节,水量大而稳定。3:科罗拉多河:科罗拉多河源于落基山西坡,流经大盆地和科罗拉多高原,注入加利福尼亚湾。该河流经高原时,由于高原抬升,河流深切,形成气势雄伟的深切峡谷,其中最著名的科罗拉多大峡谷,是世界级的旅游区。4:五大湖-世界最大的淡水湖群
位置:中央大平原美、加交界处;成因:冰川作用
其中苏必利尔湖:世界最大的淡水湖 五大湖各水面高低不同,由西向东逐级降低,伊利湖与安大略湖之间的有将近100米的落差,并有一个断层陡岸,从而形成了世界著名的尼亚加拉瀑布。
交通作用:五大湖之间有运河相通,并经圣劳伦斯河与大西洋相连。大型海轮由大西洋可直抵五大湖沿岸,促进了北美的经济繁荣。补充湖泊成因的归类
构造湖:地面断裂沉陷积水成湖。我国西部多为构造湖,贝加尔湖、维多利亚湖、死海、东非裂谷湖群等。
河成湖:与河流关系密切,我国长江中下游湖泊多属此类。堰塞湖:河道被堵塞而成,如五大连池。
冰川湖:由冰川挖蚀成的洼坑和水碛物堵塞积水而成的一类湖泊。如北美五大湖、北欧和瑞士的湖泊等。
泻湖:湾口处由于泥沙沉积而将海湾与海洋分隔开而成为湖泊,如太湖、宁波的东钱湖和杭州的西湖。
风成湖:沙漠中沙丘间的洼地积水而成;
海迹湖:如里海、咸海等,系古地中海的一部分。火山口湖:如长白山白头山的天池
牛厄湖:河流弯曲的地方,因长期有水冲刷,河流会改道,弯曲的河段形成的.人文地理概况

美国是世界上输出农产品最多的国家。进口的农产品,主要是咖啡、可可、香蕉、天然橡胶等热带农产品。(热带农产品最大进口国家)
(一)地区生产专业化
农业地区生产专业化的好处:便于充分利用自然条件,大规模使用农业机械,提高农业生产技术。
乳畜带:分布在五大湖及东北部地区。条件:①气候湿冷,无霜期短,生长期短,不适合发展种植业,但有利于多汁牧草的生长②土壤贫瘠③工业发达,城市人口密集,市场广阔。
(二)世界最大的商品谷物生产国
基本特征:生产规模大,机械化程度高。
主要农作物:小麦、玉米
分布:中部平原(中央大平原)的北部和中部(即小麦区和玉米带)(1)美国中部平原发展商品谷物农业的有利条件:
①优越的自然条件;②便利的交通运输;
③地广人稀,便于大规模生产;④高度发达的工业; ⑤先进的科技。
(2)在西部太平洋沿岸地中海气候区,冬雨夏干,是美国主要的水果和灌溉农业区,这里盛产亚热带水果和蔬菜;
(3)太平洋沿岸的北部温带海洋性气候区是小麦和林牧业区;(4)墨西哥湾沿岸由于纬度低,热量条件好,是亚热带作物带。
(三)美国农业现代化过程中出现的问题
①过去由于大量施用化肥、农药,以及滥垦耕地,造成环境污染和生态破坏。美国曾多次爆发“黑风暴”灾难。
②消耗能源过多。“能量密集型农业”或“石油农业”。三:人口概况
美国约有3亿人口。印第安人是美国的土著居民,今天生活在美国的白人、黑人、和亚洲黄种人都是在近200多年的时间里移入美国的。
美国的华人和华侨约有430万人,分布比较广泛,在旧金山、纽约和洛杉矶等城市还有华人聚居的、富有民族特色的“唐人街”。美国人口分布特点:一是城市人口比重大;二是地区分布不平衡。70%以上的人口居住在城市;一半以上的人口分布在沿海平原和五大湖区域。东北部人口稠密,西部高原人口稀疏。近几十年来,人口从东北部向南部、西部“阳光地带”迁移。原因:大量的重工业集聚使得本区污染严重,土地价格上涨。
