该区域的租金水平有了一个大概了解：普通两居室在5500元至6500元之间;三居室在7000元至10000元之间。但三居室除了几栋塔楼，南北朝向的房源很少。

最后，陈女士看上了一套80平方米的大两居。户型很方正，南北通透，采光、通风都很好，月租金是6500元。对于这个价位，陈女士虽然觉得不便宜，但也在接受范围内，于是，很快签了合同。

接下来就是把自己家房子租出去了。本打算租9000元，结果跟中介一打听，自己家房子竟然可以租13000元。中介介绍说，CBD周边租金就是高，我同事在万达广场有一套140平方米左右的三居室，租给了一个小公司，现在租金22000元呢。但房价不高，单价4.8万元左右，所以，我同事这些年一直把房子出租，没有卖。

除了陈女士的情况，还有更令人惊叹的。北三环裕中那边最明显，裕中西里一套标有可以直升三帆中学的教育地产，塔楼朝西的一套64平方米小二居，单价8.7万元，总价560万元。而相隔不远的裕民路3号院，因为不是教育地产，一套南北通透的62平方米小两居，单价只有5.7万元，总价360万元。就这样两大差了200万的房子，租金也没什么差别。

但是中介也介绍说，很多人买教育地产，都是为了一个上学指标，很多家长为了孩子都挺舍得下本儿的，所以，别看裕中西里的教育地产贵，卖得还比周边非教育地产快。

由于租金没有教育地产问题，所以差别不是很大。而CBD高端公寓的区域价格在5.5万元左右，和二环内的教育地产及本区域的租金相比，价格不太高，主要是房源供应比较充足，另外，东三环和东四环一带，没有什么新盘，没有开发商炒作，市场相对平稳，所以价格涨幅也不大。

之所以在如此低的租金回报率情况下，仍有很多人购房。是因为大家在很大程度上并不是为了追求现时的租金回报，而是为了追求预期中未来房价上涨带来的资产升值。

此外，住房除能够满足居住效应之外，还有其他效用，例如，买房不仅仅能带来居住的满足，还可以通过购买“教育地产”来为自己的子女谋得更好的教育资源。目前，北京基础教育资源的数量和质量上的差异都已经体现在学校周边的房价上了。这些因素所带来的“效用”是房租所不能覆盖的。
