对于商业地产投资前景，第一太平戴维斯认为，北京作为发展中的国际贸易城市，商业与住宅的面积比例为1.41，远远低于国外一些发达城市，这预示着北京商业地产仍有巨大的发展空间。

据悉到目前为止，除了北京以外，新国五条对于其他城市调控的力度非常弱，几乎没有什么太大影响。冯国亮认为，限购政策首先将住宅投资大量转移，提高二套房首付政策，对住宅的去投资化起了关键作用，使住宅投资杠杆被大大降低，而20%的税收标准以及正在酝酿的房产税，彻底击碎了住宅投资人的黄金梦。普通住宅投资黄金十年已经过去，住宅市场已经开始由投资、投机为导向，向着消费导向过渡。

在国五条细则出台后，冯国亮曾经撰文《“国五条”细则只是一场倒春寒》，认为首先国五条细则改变不了全年楼市复苏并震荡上行的趋势，虽然出台的政策比较严格，但是还是以短期为主，因此影响不会很大。第二，无法解决楼市深层次的矛盾，从房价角度来分析，地价和税费占到房价60%-70%，如果这部分降不下来，想降房价是不太可能的。而地价背后是土地财政，各种税费还有货币超发等等，这都是房地产行业内的跟经济相关的深层次的矛盾，也就是调控政策解决不了的。对于房产投资，冯国亮表示人们之前过于着眼于投资住宅，但事实上房地产投资产品一共有12种，很多人没有意识到，丧失了很多机会。
