六、有关退租、转让的条款

1、协议期内,乙方履行本协议所有条款后,甲方不得提前收回房屋(发生甲方能力范围之外的不可抗事件和乙方违约的情况下除外)。

2、乙方租期未到期而要求退租时,必须与甲方协商一致,另要支付违约金给甲方。

3、协议期内,乙方如果出现以下任何情况:退租、转让、及由于乙方违约原因造成甲方提前收回房屋的任一情况下,乙方都必须按协议缴清所有应付款项。

4、乙方承租到期应完好归还租房协议和所有钥匙及有关物品,如果所租房内的所用设备有损坏,乙方负责修复或者甲方在保证金内扣除相应赔偿金额。

5、甲方原则上不同意转让,但乙方经营确有困难时,应提前向甲方申明,经甲方授权同意,乙方才可实施转让事宜,但转让风险自担,请转让双方谨慎考虑。

6、乙方转让时需向续租方明示本协议内容,转让期为租期内期限;乙方没有通过甲方书面同意及签字的转让行为,属乙方无效转让、乙方的无效转让是违约行为甲方不予承认.7、乙方无效转让的责任由乙方(即转让方)和续租方承担,如该无效转让已交接结束,责任由续租方全额承担,甲方在收回房屋的同时续租方还将支付乙方应负担的全额违约金及相关费用。

8、有效转让租期为合同内租期,有效期内租金本次调整为叁万陆仟元整(人民币3万6千元正)。

9、续租方需超出租期时,必须同甲方签订新的租房协议。

12、转让交接,水、电、电视、设施及有关经济费用问题,由双方自行处理,如有遗留问题,续租方自行承担,甲方不负连带责任。

七、有关续租的事项

1、原租房者在遵守前期协议的情况下,可以获得优先续租权,但必须在原租期结束日前一个月与甲方重新签订租房协议,租金在前期协议租金基础上逐年捉增,提增幅度根椐当年情况确定,一般在15%-20%左右.2、在原租期已到期,新的续租协议还未签订的情况下,甲方将收回房屋,不再签约续租。

八、本协议经甲乙各方协商一致、同意、签名盖章后生效,签订之日为本协议的生效日期;所有条款必须执行、本协议内所涉违约的违约金金额为人民币叁仟元整,凡乙方违约将支付给甲方违约金外同时甲方收回房屋并且乙方根据本协议条款缴清各种费用所有应付款。

7、乙方要遵守政府相关法令,不得利用该房屋之便进行非法活动,否则乙方要自行承担由此所产生的一切法律责任,甲方概不负责并有权提前终止租赁合同。

8、租赁期间内,乙方如中途让给他人转住(用),需经甲方同意,不得私自转租。

9、租赁期间,乙方应按时交付:水、电费、煤气费、物业管理服务费等费用。

10、租赁期间,乙方应爱惜室内一切设备,如造成租用房屋及其配套设施损坏,应负责恢复房屋及其配套设施原状,无法恢复的应酌情赔偿。如对该房进行装修应征得甲方同意。

11、租赁期满,乙方应提前【

】个月通知甲方是否续租,在同等条件下,乙方有优先承租权。租赁期满后,乙方退出时,若有家具杂物等布置不搬者,甲方将视其为废弃物,任由甲方处理,乙方不得有异议。
